  • MARKETING- If you have an asset that is vacant, we will secure your properties until it has been sold. We have a team of licensed Real Estate Agents with former careers in advertising and marketing that can aggressively market the asset until it has sold.

  • RENOVATION- If your asset is incomplete and currently unmarketable, it’s no problem. Capital Area Development, LLC has construction experience and has remodeled/rehabbed/renovated several millions of dollars in real estate and is familiar with doing so in the Atlanta metro market. We have relationships with several general contractors and subcontractors that are prepared to work diligently to renovate and prepare the property for retail sale in the timetable you specify.Our firm is insured and we have a team of qualified, professionals on staff that can perform a variety of services including but not limited to; demo/cleaning, cabinet installation, painting, carpentry, flooring, finish and trim work.

  

  • TRASH OUT SERVICES-We also have relationships with cleaning contractors ready to provide  fast trash out services ensuring we meet the timetable specified.  

 

  • STAGING SERVICES-We have relationships with home staging consultants that can assist in preparing the higher priced properties for market. Lenders often over look the value of staging to get the cost that they need on the retail market at a fairly low expense.

 

  • PREFFERED LENDER SERVICES- We have relationships with mortgage borkers who have designated preferred lenders that are ready to finance the purchase of these assets.

 We are fully capable to handle various types of fee simple properties including Condominiums, Townhomes, Single Family Residences.  We will ensure a quick turnover and response time to questions and inquires is minimal.We will have the asset vacated and prepared for sale in a timely fashion
